It’s rare to find a beautiful holiday home with such unspoiled views of the West Sussex coast and direct access to the beach.  It’s even more rare for that home to be a significant piece of architectural history.  Welcome to Vista Point.

Designed by the prolific Patrick Gwynne and completed in 1970, Vista Point now stands as one of Gwynne’s least altered surviving works, with guests today experiencing the house almost exactly as they would have over forty years ago.

One of the most important British architects of the 20th Century, Gwynne designed Vista Point in his later, more anthropomorphic style.  The modernist exterior, with cream walls and black window frames, gives Vista Point its distinctive appearance, while the sloping roof, intended to evoke the crest of a rolling wave, suits the house’s beachside location in peaceful East Preston.

On stepping inside, retro wallpaper maintains Vista Point’s original character, while cream carpets, white walls and black accents continue the modernist style throughout.  Central to the building is the beautiful spiral staircase, complete with its curved wooden handrail and stunning wood panelling.  Two wings on either side lead to the bedrooms and bathrooms on the ground floor, allowing the upstairs living areas to make the most of Vista Point’s stunning views.

With five bedrooms in total, Vista Point sleeps up to nine guests, making it ideal for a gathering of two families or groups of friends.  At the front of the house are two bedrooms (a double and a bunk-bed room), while the master bedroom and two more bedrooms (a single room and twin room) can be found at the back, with views overlooking the garden and pool.  The master bedroom has its own en-suite bathroom – the Navy Bathroom – while the other bedrooms share the use of the striking Yellow and Turquoise Bathrooms, all of which have baths with showers overhead.

Upstairs, the large, bright living room enjoys breath-taking sea views, while floor-to-ceiling windows and comfortable, mid-century inspired furniture make this a welcoming space to congregate.  Doors from here take you outside to the large south-facing balcony – a wonderful spot for watching sunrises and sunsets over the English Channel.  From here, a flight of steps leads you down to the large garden and pool house.

The kitchen offers views towards the South Downs and, while fully equipped with every modern appliance you’ll need for your stay, retains its retro feel with striking mustard-yellow tiles and cupboard doors.  Next door, the dining room can seat up to 10 around the extendable dining table, with views out to the garden and sea.

Spend your days lounging by the pool or on the shingle beach, where a paddle in the shallows is only a moment away.  Vista Point is located on a quiet private estate within easy walking distance of East Preston’s cafés and pubs, and for seaside attractions, Littlehampton and Worthing are a short drive away.  If you can get a table, a meal at the iconic East Beach Café comes highly recommended!  Further afield lie Arundel and its famous castle, and a plethora of routes await walkers in the South Downs.  Vibrant Brighton is only 40 minutes to the east, and a 35-minute drive west will take you to beautiful Chichester.

Nestled between seaside and countryside with so much to do and see, this corner of the country really does make for a wonderful break away.  But with the opportunity to stay in such a significant and stunning home, Vista Point will make your experience all the more unique.

Things to note

3 night minimum stay. The swimming pool is available from May to September. Weekly bookings from Friday to Friday, long weekend breaks (3 nights) from Friday to Monday, and mid-week breaks from Monday to Friday (4 nights).
