A cool, contemporary studio treehouse with a gorgeously rustic feel, set by an idyllic river in the soothing Scottish Borders.

Discover Stilt House beautifully secluded at Dod Mill, a peaceful five-acre site on the edge of the Scottish Borders' rolling Lammermuir Hills.

A generous slice of rural paradise, here you can ramble through enchanting woodland, watch the wild ducks glide on the mill pond, and say hello to rare breed sheep grazing in the fields. Meanwhile, the shimmering Boondreigh river flows right through the middle.

The larch clad treehouse cabin itself sleeps 2 guests (plus little ones), occupying a perfect position between the pond and the river. A former artist's studio built on stilts, the stylish, modern-yet-rustic space not only floods with natural light, but showcases charming, natureful views from every window.

Relax in the sumptuous living area, which you'll find equipped with cosy sofa seating that faces the window. Who needs a TV, when you can clutch a steaming mug of morning coffee and watch the ducks splashing in the pond?

Meanwhile, you'll find the compact kitchen is gainfully equipped with everything you could want, including a stunning Esse Bakeheart wood-burning cook stove (that also conveniently doubles as a toasty heater.) Though you may find you soon become addicted to lighting the firepit by sunset, and settling in for a sizzling al fresco supper. You can even enjoy sitting outside in the rain... simply move your chairs under the Stilt House for shelter!

When you've finished, all that's left to do is head for your built-in kingsize bed, which features a super comfy mattress and crisp white linen that are made for lazy lie-ins. Children can snooze on the sofa bed - bedding will be provided on request.

Freshen up in your private shower room, just a short walk from the cabin, and which you'll find nicely stocked with fluffy towels and eco-toiletries.

What to do with the day ahead? Well, since you're so ideally placed to explore the Borders area, why not start with an invigorating walk? It's possible to wander straight from the site, to join the coast-to-coast Southern Upland Way - one of Scotland's designated Natural Heritage Great Trails.

But if that sounds a little too strenuous, how about a trip to the local town, which just happens to be the Royal Burgh of Lauder?  

Here you'll discover a selection of independent shops and a mouth-watering deli... perfect for browsing after your visit to the majestic Thirlstane Castle.

Reward yourselves with a traditional Scottish High Tea at nearby Carfraemill, before heading back to your beautiful treehouse bolthole, and falling in love with those amazing rural surroundings all over again.

Things to note


Check in from 4pm, check out by 10am. Although one well-behaved dog is welcome to stay, please note there are quite a few steps up to the treehouse! There is no Wi-Fi, but you should get a good 3G/4G signal if needed.
