Xanadune truly makes the most of its spectacular position right on the beachfront at Greatstone-on-Sea. For starters, there’s a sumptuous sea-view lounge on the first floor, not to mention a wealth of lavish outdoor space to dine and relax in.
Up to 10 guests (plus two small children by request) can be accommodated here, with dogs included, so nobody has to stay behind at home. And since each of the five elegant bedrooms boast en-suite facilities, there’ll be no need for awkward morning queues!
Instead, you can sit back and unwind in the open-plan living space on the ground floor, with a Smart TV, cosy seating, and bi-folding doors that lead straight into the garden. Here you’ll discover a world of al fresco wonder, with a hand-built kitchen and bar area, a magnificent dining gazebo, and a hot tub for warming sunset soaks. There’s plenty of lawn space for the kids and dogs to exert some energy, too.
Meanwhile, right outside the gate lies the atmospheric sand-and-shingle Greatstone beach, with rolling sand dunes mere moments away… so, why not pack a tasty picnic and indulge?
If you’re staying in, there’s a sociable, beautifully handmade kitchen to whip up meals to savour as you watch storm clouds brewing over the coast – though if you don’t feel like cooking, no problem. You’ll have the option of hiring a trusted caterer for feasts of all shapes and sizes.
For the most jaw-dropping views, head to the aforementioned first-floor lounge, adorned with a large corner sofa that can seat all 10 guests comfortably (though there’s also plenty of squishy beanbags to choose from!). Here you’ll find a Sky-equipped TV and a vintage football table to keep you entertained, along with a bar area for mixing cocktails.
The five bedrooms are generously spaced throughout the property, with two kingsize rooms on the ground floor. One can accommodate a single child’s bed, as well as boasting a luxury en-suite with a gorgeous freestanding bath.

There are two more kingsize rooms on the first floor (one of which can accommodate a second single child’s bed), and one right at the top, on the second floor. Choose this room to wake up to panoramic sea views at their finest.
You can also watch the sunrise out on the first-floor balcony, cradling a fresh-ground coffee prepared in your very own Grind machine – a wonderful way to start the day!
What to do with the rest of it is your choice. Take a stroll along the dune-backed beach, perhaps stopping to take an energising sea dip if you’re feeling brave. For those who don’t feel like walking, the miniature steam Romney, Hythe and Dymchurch railway will be waiting to show you the sights.
Wildlife enthusiasts will love visiting Dungeness Nature Reserve, while history buffs and ardent shoppers alike can explore the city of Canterbury and the medieval town of Rye close by, in a stay that offers a little something for everyone.
