River House was named because of its direct access to – and wonderful views of – the River Rother, with meandering, scenic walks that lead to medieval Rye and the beautiful beach at Camber Sands, home to the only sand dune system in East Sussex.

Yet once you’ve stepped inside this gorgeously groovy 70s-inspired retreat, you could decide to stay put all holiday long!

Sleeping up to six guests, the design-led house boasts magnificent river views, accented by creative, colourful décor, and well-chosen accessories throughout.

These include revolving mirror-balls, vibrant wall murals, retro ornaments, and joyful pictures taken by the owners themselves on fun days out with friends… in fact, these have been included to inspire guests’ very own ‘Kodak moments’ in the local area!

A joy to relax in, the sociable lounge is furnished with a vintage dining table positioned right by the patio doors, and a squishy leather sofa covered in plump, patterned cushions. Chat over drinks as the late afternoon sunshine floods inside, and there’s a Smart TV to snuggle up by later on.

Meanwhile, you’ll find the kitchen teeming with mod-cons that include a washer/dryer, a NEFF double oven and a fridge-freezer, with a small table and chairs for casual morning coffee. And you’ll even find the downstairs loo beautifully decorated, with bright green zebra-print walls.

Head upstairs to claim your favourite bedroom, each one individually and lovingly styled for colourful comfort, and each equipped with its own Smart TV. There’s a large kingsize room and two doubles – one of which sports a vivid painted rainbow flowing along the wall! – to choose from.

You’ll also find the generous modern bathroom upstairs, equipped with an enormous double power-shower, and ‘his-and-hers’ vanity units with sinks.

Spend lazy days in the stunning, gloriously lengthy garden (decent sized gardens in Rye are practically unheard of!), in which you’ll find plenty of space to enjoy al fresco meals, chatting and laughing as the sun begins its descent over the horizon.

With its large driveway (with space for up to four cars – another rarity in Rye where parking usually comes at a premium), you can easily share the house with family and friends, and perhaps one or two furry friends to accompany you on those picturesque walks along the river.

To embark on a riverside walk, simply open the gate at the bottom of the garden, and take the short stroll to Rye’s bustling cobbled streets, which are peppered with half-timbered houses and quirky shops to weave your way in and out of.

Rather hole yourselves up in the local? The Globe Inn Marsh – a local favourite – is just 50 metres away, and within 10 minutes’ drive is a vineyard that produces award-winning sparkling wine that’s ideal for special celebrations!

And of course, you can spend a day at the mesmerising Camber Sands beach, before heading back to River House… just in time to catch that glorious late afternoon sunshine again.

described, a wonderful step back into 70s decor and furnishings. Check
out the revolving glitterball on the landing! A most convenient,
comfortable and well equipped ideal base for our visit to Rye. Close
enough to walk to all of the town’s attractions, shops and restaurants
and a quirky attractive patio/garden space with plenty of seating and
ideal for relaxing in when the sun shines. Great to have a good
gastropub (Marsh Inn) 5 minutes walk away. Spotlessly clean with very
comfortable beds.”

well presented and designed house with a lovely garden (that was such a
sun trap!) and a back gate that led onto a scenic river path which was
great for the dog. Really close to a brilliant pub and just a short walk
into Rye. Would definitely recommend.”

Plenty of attention to detail, a short walk to the center of Rye,
wonderful views from the back of the house and access from the back
garden to walking paths. This is the ideal location as a base to explore
the area. We would definitely recommend this property and if we ever
come back to the South coast, we would definitely stay here again. Oh
yes, great to have plenty of private off-street parking! Hosts were
wonderful as well.”
