Exclusive use of this multi-award winning 12-acre estate in Mayfield, East Sussex, provides a range of truly stunning self-catering accommodation, sleeping up to 17 guests, each with single occupancy to their own private lodge, cottage or double room, up to 24 guests with some sharing rooms or up to 32 guests including couples.

Set amongst gorgeous rural surroundings in High Weald, a protected Area of Outstanding Natural Beauty, the farm is only 1 hour by train from central London and 45 mins by car from Brighton.

Communal Space

The main barn offers a magnificent open-plan, double-height lounge dining space with kitchen / barn at one end. The floor-to-ceiling windows, panelled walls and big screen projector also make it an ideal space for workshops, team meetings and presentations. Flip charts, white boards and super-fast Wi-Fi are all available.

A wisteria covered oak arbour links the central barn to the farmhouse, the ground floor of which makes an ideal social space or relaxing.

In addition to the extensive, well-maintained gardens and play area, a cinema barn and open bay oak framed games barn provide also provide places to escape. Use of the on-site treatment studio, outdoor sauna, and huge oak barn with practice space for yoga, pilates, dance or fitness classes can all be pre-booked at the time of booking. Trusted local suppliers and experts are available to book for treatments, classes and workshops. Own branded yoga mats and bricks are available to use.

The whole property is let as whole, so groups have exclusive use of the accommodation, facilities and ample communal spaces.

All of the accommodation and communal space is close to each other, but separated by clever landscaping and planting to ensure privacy, linked with well-lit paved and gravel paths.

Grade II Listed Farmhouse

Fair Oak Farm’s beautiful farmhouse is over 400 years old, offering spectacular accommodation befitting the most special occasion. Set over three floors and packed to the rafters with original features, it’s a charming and welcoming home for a large group to share. The open plan country kitchen and dining space opens out on to private rear courtyard with outdoor seating, fire pits and a large garden to enjoy.

Curl up around the inglenook fireplace in the welcoming living room, sink into soft sofas, and listen to the comforting sound of the fire crackling away. The adjacent drawing room offers additional reception space.

Upstairs is the glorious Master double bedroom, complete with a dressing room, a large cot, and a luxury en-suite bathroom with power shower.  An adjacent double room also offers an additional day bed, as well as its own en-suite bathroom. Two further first-floor bedrooms and a converted attic with two rooms, each with comfy double beds, share a family bathroom. The double beds in the four first floor bedrooms can all be arranged as twins if preferred.

Converted Barns

These beautifully converted farm buildings surround a private courtyard with blossom trees, outdoor seating and large fire pit.

The two Cow Shed suites provide a double bedroom with en-suite. These doubles can be made up as twins if preferred. Off the main barn is a further twin room and bathroom.

Across the courtyard, Stable Cottage has one double bedroom with romantic canopy overhead, bathroom and living room with fitted kitchen, dining area and small sofa-bed.

The Grain Store is a detached converted barn with one double bedroom, bathroom with roll top bath and separate shower and open plan living room, with vaulted ceiling and exposed timbers, large sofa-bed, as well as a dining area and fully equipped kitchen.

Oast House

The Oast House, featuring its own private gated entrance, parking and courtyard garden, sleeps up to four guests in two bedrooms.

Eco-Lodge Tree Houses, Hay Barn and Shepherd Huts

These lodges and huts provide personal space, each with a double bed and shower or wet room and each having their own living, dining and kitchen space.

The award-winning eco-lodge treehouses make you feel at one with nature, positioned in an ancient tree line with magnificent countryside views from your bed or balcony and have both step and ramp access. These beautifully designed and constructed, circular eco-lodges are fully heated and insulated for cosy nights.

Brand-new for 2023, the Grand Eco-Lodge Tree House is a spectacular two-bedroom haven, crafted in collaboration with a master carpenter. Clad in hand-selected, locally-prepared cedar and boasting luxury facilities, you can savour uninterrupted views right from your bed.

The Hay Barn is positioned in the same ancient treeline, overlooking a paddock and fields beyond with its own private seating area. This lodge provides a studio space with double bed, living and dining area, kitchenette ready for self-catering and a shower room with WC.

Two Shepherd Huts are nestled in the orchard, each with a double bed, kitchenette, shower with WC and seating area with log burner.

On-Site Activities

The farmhouse and all of the lodges, cottages and converted farm buildings are well-equipped with books, guides, TVs, stereos and lots of useful touches to help you enjoy a break in the countryside. Linen and towels are inclusive and provide for each guests. Complimentary, own branded products, such as home-made pillow and room sprays, hand soap and body wash are even provided in rooms and bathrooms.

Station pick-ups and airport runs can be pre-booked with the farm’s trusted local supplier, familiar with the property and local lanes. Popular on-site activities to book include falconry, wine tasting and laser clay shooting. Or simply enjoy the roaming peacocks, rare breed animals and pets on the farm.

A local chef, catering services and waiting staff can also be hired should you prefer not to self-cater for any meals. Logs and charcoal are available to buy on site if you want to make use of the fire pits and barbeques.
