The result of a collaboration between a renowned architectural practice and a cutting-edge London design studio, ARC Painswick is a spectacularly-restored Grade II-listed home that sleeps up to 24 lucky guests.
Perfectly positioned in the heart of the historic Cotswolds wool town of Painswick – known as the “Queen of the Cotswolds” – the house is just across from the famous St. Mary’s churchyard, and its whispering collection of ninety-nine yew trees.
Arranged around a scenic central courtyard, ARC Painswick is an ideal setting for socialising with your favourite people, particularly when the sun is shining! With a pizza oven/braii and firepit to share star-studded stories around, and a heated outdoor pool for lazy afternoon naps, this really is al fresco holiday heaven.
No matter which entrance you start from, when you step inside you’ll embark on a compelling sensory journey that makes expert use of light, space, colour, and materials, to create a sumptuous retreat.
Original stonework and beamed ceilings blend beautifully with contemporary art, accessories, and high-end appliances, to create a ‘wow-factor’ effect in every room.
The ground floor is home to delights that include a projector room with sunken cinema seating for epic movie nights, and a bar area for evening cocktail-quaffing (you can even hire a bartender using the online Lobby system!) There are two separate living rooms, furnished with squishy seating and ambient lighting, and a snug that converts to an extra bedroom if needed.
The kitchen, meanwhile, is a place of wonder: a spacious sanctuary with a large kitchen island for budding celebrity chefs, and sleek Miele appliances that include four ovens, two dishwashers, and a wine fridge.

A series of characterful staircases lead you to the elegant, beautifully furnished bedrooms… all you have to do is decide which one to claim! A mixture of kingsize, singles, and twin rooms, Bedrooms 1-7 all feature private en-suites, with one even boasting a gorgeous freestanding bathtub.
Meanwhile, bedrooms 8 and 9 – one kingsize room, and one room with a kingsize and two singles – is ideal for young families, sharing two indulgent shower rooms.
If you feel like going out, Painswick makes a lovely starting-point for refreshing country walks, being at the mid-point of the Cotswold Way. There are plenty of shops, cafés, and restaurants to explore along the historic streets too, though if you don’t want to stray too far, the local pub – with its huge open fire – is a mere 50-metre amble along the road… cheers!
Things to note
The artwork on display at the house is available to purchase. Up to two well-behaved dogs are permitted to stay with prior permission only, and for an additional charge. The swimming pool is heated between May and September.
ARC Painswick is nestled between Cotswold cottages, occupying the principal corner of the town. This charming location is further enhanced by its proximity to the delightful local pub, as well as the coffee shop and boutique known as ‘Meadows.’ The allure of the property is heightened by this prime positioning. In order to ensure the tranquility and comfort of our wonderful neighbours, we kindly request that guests consider their needs, particularly after 10 pm. To maintain the peace, we ask that the swimming pool courtyard not be used during the night hours, and all doors leading to this area be kept closed. However, guests are still welcome to enjoy the internal Fire pit courtyard after 10 pm, while displaying courteous behaviour. Our attentive ARC Manager actively oversees these measures, fostering a harmonious coexistence between our valued guests and the local community.
